Know something useful about real estate?
Post insightThe highest-ROI home improvement is not a kitchen remodel — it is a garage door
Per the Remodeling Magazine annual Cost vs. Value report, garage door replacement recovers 102% of cost at resale — the only improvement that consistently exceeds 100% ROI. Kitchen remodels recover 54-75%. The reason: curb appeal drives first impressions and listing photos. A new garage door costs $2,000-4,000 installed and is visible in every exterior photo. The math is not close.
Buying a home with a well and septic requires specialized inspections most buyers skip
A standard home inspection does NOT include well water testing or septic system evaluation. Well water testing ($150-300) checks for coliform bacteria, nitrates, arsenic, radon, and lead. Septic inspection ($300-500) includes a tank pump, baffle check, and drain field assessment. Failing to do these inspections before purchase can result in $15,000-40,000 in remediation costs. Make them contingencies in your offer.
